Three buffet projects are planned in San Antonio and Terrell, Texas, with state filings outlining nearly 40,000 square feet of restaurant space and a combined $4.2 million in estimated construction costs. Two are along San Antonio’s Northwest Loop 410 corridor; the third is at Century Square Terrell.
Royal Feast Buffet in San Antonio
Royal Feast is the largest of the three at 17,607 square feet. Its September 10 state registration describes a $1.8 million interior finish-out at 4788 NW Loop 410, including a dining room, kitchen, preparation and service areas, and restrooms.
Ji Wei Zheng is listed as the project owner, with Frank D. Mileto A.I.A. as the design firm. The filed construction window runs October 1, 2026 through June 1, 2027.
A Chinese buffet near Cherry Ridge
Farther along the same corridor, the Chinese Buffet–Cherry Ridge filing calls for a new 12,000-square-foot commercial building at 3145 NW Loop 410, with an estimated construction cost of $2 million. Tian Chun Lim confirmed his ownership of the forthcoming Chinese buffet to What Now San Antonio in August.
The project was registered August 12, with Open Studio Architecture listed as the designer. Its filed construction schedule runs November 20, 2026 through October 31, 2027. This gives the Loop 410 corridor two separate buffet projects, under different owners and with different building plans.
Queens Buffet in Terrell
At Century Square Terrell, a June 29 registration names Queens Buffet for a 10,000-square-foot interior remodel estimated at $400,000. The shopping center is marketed at Spur 557 and Independence Parkway, with leasing materials describing space for retail and restaurant tenants.
The Queens Buffet filing lists Century Square Terrell as the property owner and Liu Design Studio as the designer. Its construction schedule runs October 1, 2026 through August 1, 2027, putting all three projects’ filed completion targets in 2027.
