Cicis Pizza has filed plans for a buffet restaurant at Mansfield Pointe in Mansfield, Texas, with a 4,436-square-foot build-out at 1499 US Highway 287 North, Suite 115. The project carries an estimated construction cost of $375,000.
The state registration, filed September 3, describes a second-generation tenant finish-out for a buffet pizza restaurant. Its scheduled work runs from September 24 to December 18, 2026; Cicis has not announced an opening day for the address.
The shopping center’s own directory lists Mattress Firm at that exact suite, with older Sleep Experts listings matching the address. That provides a little history for the space, although the previous retailer’s departure date has not been established.
Property owner IREIT Mansfield Pointe LLC appears in the filing, along with tenant Twin Rivers–Mansfield LLC and architect Greg Landry. The registration’s Review Complete status concerns the accessibility review, rather than confirmation that the restaurant is finished.
Mansfield already has a Cicis at 960 North Walnut Creek Drive. The company has not said whether the Highway 287 project would add another restaurant or relocate that existing business, so the new address should not yet be counted as a second operating location.
The format in the filing is comfortably familiar. Cicis’ standard buffet includes unlimited pizza, salad, pasta, sides and desserts, with requests encouraged when a favorite pizza is missing from the line.
Mac-and-cheese pizza and Supreme appear among the brand’s published choices, with cinnamon rolls, fudge brownies and dessert pizzas rounding out the buffet. The cinnamon rolls have a way of remaining relevant even after someone announces they are finished with pizza.
New-site pricing has not been released. The existing Mansfield restaurant currently advertises an adult buffet at $9.99, but that is a reference point for the operating location, not a promised Highway 287 price.
